- Phased programme of works with costings
- Post-remediation re-inspection and sign-off
Regulatory Context
Your Compliance Obligations
UK fire safety legislation has become significantly more demanding since 2021. The Fire Safety Act and Building Safety Act have introduced mandatory inspection frequencies, new Accountable Person duties and a substantially increased penalty regime for non-compliance.
Failure to maintain fire doors in full working order creates both a life-safety risk and serious legal liability. Our inspection programmes provide the documented evidence you need to demonstrate compliance to regulators, insurers and lenders.
Book a Compliance SurveyFire Safety Act 2021
Extends the Regulatory Reform (Fire Safety) Order 2005 to include the structure, external walls and flat entrance doors of multi-occupied residential buildings. Responsible Persons must ensure fire doors are regularly inspected.
Building Safety Act 2022
Introduces mandatory quarterly checks of communal fire doors and annual checks of flat entrance doors in higher-risk residential buildings (18m+ or 7 storeys+). Significant new duties for Accountable Persons.
BS 8214:2016
The key British Standard for timber-based fire door assemblies. Covers specification, installation, inspection and maintenance — the benchmark for what a compliant fire door programme looks like.
Regulatory Reform (Fire Safety) Order 2005
The foundation legislation requiring a suitable and sufficient fire risk assessment for non-domestic premises, with fire doors as a critical element of compartmentation.
